We launched several projects with the theme of "Creators · Collaboration" as a new business, and in 2008 we produced a complex "WEEKEND HOUSE ALLEY" complex in Shonan and Shichirigahama. There was a feeling that I wanted to create something, and in my job hunting activities, I was focusing on advertising agencies and television stations, but that was nothing but a vague image. In addition, the real estate business chose a real estate company in such a sense, thinking that it would be ideal for social studies, learning more about the so-called social general business frame, such as the relationship of money, the relationship of law, and so on.

I was assigned to the Tohoku branch, responsible for the development of a new town centered on a detached house, selling, real estate brokerage, related business and so on. Certainly speaking of town development, it is town planning, but since it is just building selling houses and selling single-family buildings alone, it will be extremely routine if you are doing it for a couple of years. At that time it was a time when the real estate bubble burst and the economy was bad, but the New Town we were dealing was a very popular property on the seller market. Just as I was about 28 years old, the world is in the early days of the Internet, I heard news that the same generation of venture entrepreneurs listed in 3 years of founding, bustling economic newspapers. I remember well that he was crying as "this is what it is?", Which triggered the feeling like "I had to move after all" strengthened. If the timing was shifted even a bit, it may not have changed jobs.

Creating new value with trained "coordination power".

_ What was being done after entering the "urban design system"?

It was 8 years, but for the first 4 years I was a cooperative house. When I joined the company, the number of employees who were around 40, 50 people was about 100 or so in about 4 or 5 years. However, at that time, housing market conditions were not very good, even if I proposed it was in an era in which few people gather.

As I felt that the cooperative house business itself was coming in a transition period of growth, we have to think about the next one. Of course, I did not intend to deny the staff who are doing coordinating business with a strong feeling, but as I was also 30 years old a little lively, "I will not think about any new business anyway I guess it was a posture saying "It is useless!" There was a conflict between the business division and our officers, and we were frustrated by management of the organization before business management. Yes, I started trial and error alone on my own. One of the things I have reached is "coordinating power". Until now it was work to organize and adjust the user's voice and create houses. In other words, I think that coordination ability can be said to be "the ability to produce more than two achievements together with 1 and 1", but I felt that skill was trained so much. Then, when thinking about how to use that power to new business, there are many elements that make up the town other than offices, commercial facilities, accommodations ... and houses.

Also I also liked design and creative work, so there were quite a few things that I was concerned when looking at houses and buildings. For example, "This building is very wonderful, why is this planting funny?", Or "Why is the name so strange that you built a good commercial facility?" Even if I say it, I do not think there was a lot of things until now, "Do you want to give up if architecture is good?" I've thought that all these things were totally upright and I could not make things. It is often said in the real estate industry, "Atelier system is hard work." Among architects, there are design offices with strong technical side, cost, progress management, law etc., and strong office design. The former is often referred to as "organizational system" and the latter as "atelier system", but within the industry it is often to capture the strengths separately, but the opposition is weak. Just using the atelier system, the design is wonderful, but "often inflexible", "cost control impossible", "progress management can not be done" in many cases. So it is said that the organizing system is easier than the atelier system when coordinating business. So, if all areas are made into an atelier system, we can make better products. If you think about it normally, you may want to adjust the ties between architects and lighting houses, or adjust the ties between architects and landscape designers ... I feel annoyed and unhappy. Well, I thought that I could make use of the "coordination ability" that I had cultivated up to now, and thought about creating a new value called "creators · collaboration" in the manufacturing of real estate in the past.

_ Did you understand "Creator's collaboration"?

While doing various sales activities, one foreign-affiliated life insurance company has appreciated my idea. The budget was limited, but at that time I collaborated with all kinds of designers, completed building apartment house with architects, graphic designers, landscape designers, interior designers, furniture designers, product designers .... I agree. In the world there is a real estate listing market called "J-REIT", which is in front of the Lehman shock, but the booming economy of wanting to buy more developed type real estate was beginning. Urban design system is also the trend of promoting the development project for the fund, utilizing the creator's collaboration that I was advancing on a consulting basis, buying the land by themselves, building the building, Once I monetize with good rental conditions, I started a business to sell to funds. One of the projects is "Shichirigahama's WEEKEND HOUSE ALLEY". Many of you, if you look at the completed weekend house array, you say that it is a nice facility or you want to enter such a facility. While studying various business models of real estate development, I learned that there is a technique called "risk anchor". By working on Shichirigahama, what I felt clearly was "town planning = real estate business". There is no doubt that it is a real estate development, renovation, real estate conversion business, but it is just that, hako Mono. Age when boxes remain. It seems that there is a limit to community development of only Hako Mono. Even if there is a real estate business that thinks from contents, it will be appropriate.
